U hypot\u00e9k je minim\u00e1ln\u00ed \u010d\u00e1stka k p\u016fj\u010den\u00ed <\/strong>stanoven\u00e1 na 200 000 korun. P\u0159es hypot\u00e9ku si tedy m\u00e9n\u011b p\u016fj\u010dit nelze. Pokud pot\u0159ebujete ni\u017e\u0161\u00ed \u010d\u00e1stky<\/strong>, m\u016f\u017eete vyu\u017e\u00edt \u0159\u00e1dn\u00e9ho nebo p\u0159eklenovac\u00edho \u00fav\u011bru ze stavebn\u00edho spo\u0159en\u00ed<\/a>.<\/p>\n\n\n\n Maxim\u00e1ln\u00ed \u010d\u00e1stka<\/strong> je pak u\u017e jen omezen\u00e1 hodnotou nemovitosti a \u017eadatelov\u00fdmi p\u0159\u00edjmy. B\u011b\u017en\u00e1 nejvy\u0161\u0161\u00ed hranice je dvacet milion\u016f. <\/strong>Hypot\u00e9ku tak jako fyzick\u00e1 osoba z\u00edsk\u00e1te nejv\u00fd\u0161e na osmn\u00e1ct milion\u016f p\u0159i 90 procentech LTV.<\/p>\n\n\n\n Doba splatnosti<\/strong> je kdekoli\u00a0od 5 do 30 let, tak\u017ee si v\u00fd\u0161i m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky <\/strong>nastav\u00edte p\u0159esn\u011b podle va\u0161ich pot\u0159eb. Kolik si tak m\u016f\u017eete p\u016fj\u010dit a za jak\u00fd \u00farok tedy bude ovliv\u0148ovat va\u0161e sou\u010dasn\u00e1 finan\u010dn\u00ed situace<\/strong>, va\u0161e p\u0159edchoz\u00ed historie spl\u00e1cen\u00ed i samotn\u00e1 vybran\u00e1 nemovitost. <\/p>\n\n\n Hypote\u010dn\u00ed \u00fav\u011br dosahuje n\u00edzk\u00fdch \u00farok\u016f <\/strong>pr\u00e1v\u011b t\u00edm, \u017ee je \u00fav\u011br od za\u010d\u00e1tku zaji\u0161t\u011bn\u00fd nemovitost\u00ed. <\/strong>M\u016f\u017ee to b\u00fdt pr\u00e1v\u011b kupovan\u00fd nebo stav\u011bn\u00fd d\u016fm, ale m\u016f\u017eete d\u00e1t do zaji\u0161t\u011bn\u00ed i nemovitost ve vlastnictv\u00ed jin\u00e9 osoby.<\/strong><\/p>\n\n\n\n Z\u00e1rove\u0148 pot\u0159ebuje je\u0161t\u011b b\u00fdt schopn\u00fd si tvo\u0159it\u00a0finan\u010dn\u00ed rezervu<\/a>\u00a0pro nenad\u00e1l\u00e9 situace. Pr\u00e1v\u011b 30 procent p\u0159\u00edjm\u016f<\/strong> tak tvo\u0159\u00ed pom\u011brn\u011b dobrou hranici.<\/p>\n\n\n Limit ukazatele LTV <\/strong>(v\u00fd\u0161e hypot\u00e9ky v pom\u011bru k hodnot\u011b zastavovan\u00e9 nemovitosti) se sni\u017euje na 80 % (z 90 %).<\/p>\n<\/li> Limity ukazatele DSTI <\/strong>(pom\u011br celkov\u00e9 dluhov\u00e9 slu\u017eby a \u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu \u017eadatele o \u00fav\u011br) bude 45 procent. <\/p>\n<\/li> U\u00a0mlad\u00fdch do 36 let <\/strong>bude LTV limit 50 procent.<\/p>\n<\/li> Dosavadn\u00ed limit ukazatele DTI <\/strong>(pom\u011br v\u00fd\u0161e dluhu a \u010dist\u00e9ho p\u0159\u00edjmu \u017eadatele o \u00fav\u011br) bude 8,5. A u mlad\u00fdch 9,5.<\/p>\n<\/li><\/ul><\/div>\n\n\n Ka\u017ed\u00e1 banka <\/strong>si v\u00e1s p\u0159ed samotn\u00fdm fin\u00e1ln\u00edm schv\u00e1len\u00edm hypot\u00e9ky bude cht\u00edt prov\u011b\u0159it.<\/strong> D\u00edvat se bude zejm\u00e9na na n\u00e1sleduj\u00edc\u00ed oblasti. <\/p>\n\n\n\n Ka\u017ed\u00e1 z nich hraje p\u0159i schvalovac\u00edm procesu d\u016fle\u017eitou roli. Pokud v\u0161ak spl\u0148ujete krit\u00e9ria<\/strong> dan\u00e1 t\u011bmito oblastmi, va\u0161e \u0161ance na schv\u00e1len\u00ed hypot\u00e9ky<\/strong> je pom\u011brn\u011b vysok\u00e1.<\/p>\n\n\n\n V\u00fd\u0161e p\u0159\u00edjm\u016f je to nejd\u016fle\u017eit\u011bj\u0161\u00ed co rozhodne<\/strong> proto\u017ee ur\u010d\u00ed, jestli si budete moci dovolit spl\u00e1tku, a jakou maxim\u00e1ln\u00ed \u010d\u00e1stku<\/strong> v\u00e1m bude moci banka na bydlen\u00ed poskytnout.<\/p>\n\n\n\n Dolo\u017e\u00edte tak sv\u016fj pravideln\u00fd p\u0159\u00edjem.<\/strong> Jako zam\u011bstnanec je v\u017edy nejlep\u0161\u00ed m\u00edt smlouvu na dobu neur\u010ditou. <\/strong>Budete pot\u0159ebovat dolo\u017eit potvrzen\u00ed od zam\u011bstnavatele o v\u00fd\u0161i p\u0159\u00edjm\u016f i ov\u011b\u0159en\u00e9 v\u00fdplatn\u00ed p\u00e1sky.<\/strong><\/p>\n\n\n\n Jako OSV\u010c<\/strong> p\u0159edlo\u017e\u00edte potvrzen\u00e9 p\u0159izn\u00e1n\u00ed k dani z p\u0159\u00edjm\u016f<\/strong> za posledn\u00ed dva roky a tak\u00e9 potvrzen\u00ed o zaplacen\u00ed u zdravotn\u00ed poji\u0161\u0165ovny a \u010cSSZ.<\/p>\n\n\n K p\u0159\u00edjm\u016fm bude banka kontrolovat i v\u00fddaje. <\/strong>Tedy v\u0161echno, co mus\u00edte pravideln\u011b platit a co za platby v\u00e1m odch\u00e1z\u00ed. Je tedy d\u016fle\u017eit\u00e9, aby spl\u00e1tky \u00fav\u011br\u016f<\/a>, leasingu, dal\u0161\u00edch z\u00e1vazk\u016f, platby na \u017eivotn\u00ed poji\u0161t\u011bn\u00ed<\/a>, stavebn\u00ed spo\u0159en\u00ed<\/a>, penzijn\u00ed p\u0159ipoji\u0161t\u011bn\u00ed a v\u0161echny dal\u0161\u00ed pravideln\u00e9 platby netvo\u0159ily podstatnou \u010d\u00e1st va\u0161ich p\u0159\u00edjm\u016f.<\/p>\n\n\n\n V osobn\u00edch financ\u00edch<\/a> plat\u00ed, \u017ee nen\u00ed d\u016fle\u017eit\u00e9, kolik \u010dlov\u011bk vyd\u011bl\u00e1v\u00e1 ale je d\u016fle\u017eit\u00e9, kolik mu zbude<\/strong>. Stejn\u011b je to i zde. Vysok\u00fd p\u0159\u00edjem \u017eadateli nepom\u016f\u017ee, pokud m\u00e1 moc vysok\u00e9 z\u00e1vazky.<\/p>\n\n\n\n Skoro v\u0161echny banky poskytnou pen\u00edze jen \u017eadateli, kter\u00e9mu bude na konci trv\u00e1n\u00ed smlouvy maxim\u00e1ln\u011b 70 let<\/strong>, ide\u00e1ln\u011b v\u0161ak 65. M\u00e1 to i svou v\u00fdhodu, \u0161anci na hypote\u010dn\u00ed \u00fav\u011br tak m\u00e1 i pades\u00e1tn\u00edk.<\/p>\n\n\n\n Dobr\u00e1 platebn\u00ed mor\u00e1lka a bezdlu\u017enost <\/strong>je u v\u0161ech dobr\u00fdch \u00fav\u011br\u016f samoz\u0159ejmost\u00ed. U \u00fav\u011br\u016f na bydlen\u00ed to ale plat\u00ed dvojn\u00e1sob, p\u0159eci jen jde o z\u00e1vazek na dlouhou dobu. Banka pot\u0159ebuje jistotu, \u017ee klient bude poctiv\u011b spl\u00e1cet<\/strong> a v p\u0159\u00edpad\u011b nalezen\u00ed negativn\u00edch z\u00e1znam\u016f v registrech tuto jistotu nem\u00e1.<\/p>\n\n\n\n Posledn\u00ed d\u016fle\u017eit\u00e1 v\u011bc je prov\u011b\u0159en\u00ed samotn\u00e9 nemovitosti. <\/strong>Banka pot\u0159ebuje ov\u011b\u0159it vlastnick\u00e1 a nab\u00fdvac\u00ed pr\u00e1va k nemovitosti, v\u00fdpisy z katastru i jej\u00ed odhadn\u00ed cenu.<\/p>\n\n\n\n Pokud chcete hypot\u00e9kou financovat v\u00fdstavbu<\/strong>, je samoz\u0159ejm\u011b postup kontroly a dokladov\u00e1n\u00ed r\u016fzn\u00fdch potvrzen\u00ed jin\u00fd, ne\u017e v p\u0159\u00edpad\u011b financov\u00e1n\u00ed koup\u011b nebo p\u0159estavby. Mimo jin\u00e9 p\u016fjde i o dolo\u017een\u00ed stavebn\u00edho povolen\u00ed a hotov\u00fd rozpo\u010det stavby.<\/strong><\/p>\n\n\n\n Hypot\u00e9ka<\/strong>, nebo-li hypote\u010dn\u00ed \u00fav\u011br, je jako druh p\u016fj\u010dky<\/a>\u00a0v\u017edy sv\u00e1zan\u00fd s n\u011bjakou nemovitost\u00ed. <\/strong>Banka v\u00e1m m\u016f\u017ee p\u016fj\u010dit v\u011bt\u0161inu hodnoty kupovan\u00e9ho pozemku nebo stavby. Nej\u010dast\u011bji jde o 80 procent jej\u00ed celkov\u00e9 hodnoty.<\/strong><\/p>\n\n\n\n Takzvan\u00e9 stoprocentn\u00ed hypot\u00e9ky<\/strong> dnes u\u017e banky poskytovat nemohou. Ro\u010dn\u011b mohou klient\u016fm poskytnout ur\u010dit\u00e9 mno\u017estv\u00ed hypot\u00e9k, <\/strong>kter\u00e9 tvo\u0159\u00ed okolo 90 procent hodnoty nemovitosti (LTV), dal\u0161\u00ed u\u017e mus\u00ed omezit na 85 nebo 80 procent.<\/p>\n\n\n\n Zbytek pen\u011bz tedy pot\u0159ebujete dolo\u017eit z vlastn\u00edch zdroj\u016f.<\/strong> Nejlep\u0161\u00ed je samoz\u0159ejm\u011b je m\u00edt na\u0161et\u0159en\u00e9. B\u011b\u017en\u011b se k \u00fahrad\u011b zb\u00fdvaj\u00edc\u00ed \u010d\u00e1sti ale pou\u017e\u00edv\u00e1 \u00fav\u011br ze stavebn\u00edho spo\u0159en\u00ed<\/a>.<\/p>\n\n\n\n Samoz\u0159ejm\u011b plat\u00ed i to, \u017ee \u010d\u00edm m\u00e9n\u011b si budete pot\u0159ebovat p\u016fj\u010dit, t\u00edm lep\u0161\u00ed v\u00e1m banka bude moci nab\u00eddnout \u00farok. <\/strong>Proto\u017ee jsou ale \u00faroky na trhu pohybliv\u00e9, nab\u00edz\u00ed banky u sv\u00fdch hypot\u00e9k r\u016fzn\u00e9 doby fixace, tedy na jakou dobu v\u00e1m mohou garantovat pevn\u00fd \u00farok.<\/p>\n\n\n Ne v\u0161echny zp\u016fsoby spl\u00e1cen\u00ed \u00fav\u011br\u016f jsou stejn\u00e9. U hypot\u00e9k se pravideln\u011b objevuj\u00ed n\u00e1sleduj\u00edc\u00ed t\u0159i:<\/p>\n\n\n Anuitn\u00ed<\/strong>\u00a0\u2013 je nejb\u011b\u017en\u011bj\u0161\u00ed a u n\u00e1s je to obvykl\u00fd zp\u016fsob spl\u00e1cen\u00ed v\u011bt\u0161iny \u00fav\u011br\u016f. <\/strong>Plat\u00edte st\u00e1le stejnou \u010d\u00e1stku, ve kter\u00e9 se ale postupn\u011b m\u011bn\u00ed pom\u011br mezi spl\u00e1tkou jistiny a vypo\u010dten\u00e9ho \u00faroku. Ze za\u010d\u00e1tku spl\u00e1cen\u00ed tak jde ze spl\u00e1tky v\u00edce na \u00faroky,<\/strong> ke konci smlouvy u\u017e spl\u00e1c\u00edte tak\u0159ka v\u00fdhradn\u011b jistinu.<\/p>\n<\/li> Degresivn\u00ed<\/strong>\u00a0\u2013 u\u017e od za\u010d\u00e1tku plat\u00edte klidn\u011b a\u017e dvojn\u00e1sobek b\u011b\u017en\u00e9 anuitn\u00ed spl\u00e1tky.<\/strong> Rychleji t\u00edm ale spl\u00e1c\u00edte jistinu, a tak v\u00e1m v pr\u016fb\u011bhu spl\u00e1cen\u00ed st\u00e1le kles\u00e1 a kles\u00e1 pravideln\u00e1 v\u00fd\u0161e spl\u00e1tek. Celkem tak zaplat\u00edte m\u00e9n\u011b na \u00faroc\u00edch<\/strong> a ka\u017ed\u00fd rok se m\u016f\u017eete t\u011b\u0161it na ni\u017e\u0161\u00ed spl\u00e1tku.<\/p>\n<\/li> Progresivn\u00ed<\/strong>\u00a0\u2013 je opakem degresivn\u00edho zp\u016fsobu spl\u00e1cen\u00ed. Pro prvn\u00ed polovinu doby splatnosti tedy plat\u00edte ni\u017e\u0161\u00ed spl\u00e1tky hypot\u00e9ky, a ka\u017ed\u00fd rok jejich v\u00fd\u0161e o n\u011bco nar\u016fst\u00e1. <\/strong>Zhruba od druh\u00e9 poloviny spl\u00e1cen\u00ed jsou m\u011bs\u00ed\u010dn\u00ed n\u00e1klady vy\u0161\u0161\u00ed <\/strong> Z\u00e1kladn\u00ed \u00faroky se odv\u00edj\u00ed hlavn\u011b od sou\u010dasn\u00e9 situace<\/strong> na trhu. Dnes je skoro nemo\u017en\u00e9 se dostat pod dv\u011b procenta a v\u00fdhledov\u011b se m\u016f\u017ee z\u00e1kladn\u00ed sazba dostat a\u017e ke t\u0159em.<\/p>\n\n\n\n Ceny hypot\u00e9k vych\u00e1zej\u00ed z hlavn\u00edch \u00farokov\u00fdch sazeb.<\/strong> V \u010cesk\u00e9 republice se nej\u010dast\u011bji pou\u017e\u00edv\u00e1 t\u0159\u00edm\u011bs\u00ed\u010dn\u00ed sazba PRIBOR, <\/strong>kterou pak banky nav\u00fd\u0161\u00ed o svoji mar\u017ei.<\/p>\n\n\n Do celkov\u00e9 v\u00fd\u0161e \u00faroku se ale zapo\u010d\u00edt\u00e1v\u00e1 n\u011bkolik r\u016fzn\u00fdch faktor\u016f. <\/strong>V prv\u00e9 \u0159ad\u011b z\u00e1le\u017e\u00ed na sjednan\u00e9 d\u00e9lce fixace.<\/strong> B\u011bhem t\u00e9to doby m\u00e1te zaru\u010denou pevnou sazbu a po jej\u00edm skon\u010den\u00ed se s bankou dohodnete na nov\u00fdch podm\u00ednk\u00e1ch, <\/strong>nebo svou hypot\u00e9ku refinancujete u jin\u00e9 banky.<\/p>\n\n\n\n Pokud nechcete vyu\u017e\u00edt fixa\u010dn\u00edch obdob\u00ed, bude se va\u0161e hypot\u00e9ka \u00faro\u010dit plovouc\u00ed sazbou, a ta pak vych\u00e1z\u00ed p\u0159\u00edmo ze sou\u010dasn\u00e9 situace na trhu a \u010d\u00e1stky ke spl\u00e1cen\u00ed se tak pravideln\u011b p\u0159epo\u010d\u00edt\u00e1vaj\u00ed.<\/strong><\/p>\n\n\n\n V\u00fd\u0161i sazby tak\u00e9 ovliv\u0148uje to, kolik k po\u0159\u00edzen\u00ed nemovitosti budete cht\u00edt dolo\u017eit ze sv\u00e9ho.<\/strong> \u010c\u00edm vy\u0161\u0161\u00ed toti\u017e budete cht\u00edt LTV (tedy pom\u011br hypot\u00e9ky a hodnoty nemovitosti), t\u00edm vy\u0161\u0161\u00ed budou zpravidla i \u00faroky.<\/p>\n\n\n\n Vysv\u011btl\u00edme si podrobn\u00fd postup p\u0159i schvalov\u00e1n\u00ed hypot\u00e9ky. <\/strong>V\u0161echno za\u010d\u00edn\u00e1 va\u0161\u00edm pod\u00e1n\u00edm \u017e\u00e1dosti.<\/p>\n\n\n\n S hypote\u010dn\u00edm specialistou nebo s \u00fa\u0159edn\u00edkem na p\u0159ep\u00e1\u017ece banky vypln\u00edte a pod\u00e1te \u017e\u00e1dost o hypote\u010dn\u00ed \u00fav\u011br.<\/strong> Budete tedy \u0159e\u0161it v\u011bci jako celkovou v\u00fd\u0161i hypot\u00e9ky, v\u00fdslednou LTV<\/strong> (tedy kolik si p\u016fj\u010dujete oproti skute\u010dn\u00e9 cen\u011b), fixaci \u00farokov\u00e9 sazby a tak\u00e9 i \u00fa\u010del \u00fav\u011bru. <\/p>\n\n\n\n Bude pot\u0159eba ov\u011b\u0159it va\u0161i toto\u017enost <\/strong>dolo\u017een\u00edm dvou doklad\u016f toto\u017enosti.
